The 1-Feature Pairing page is fount in Forms Library/UAAR (new)/Sales Comparison Approach/Feature Pairings:

The top red box shows "Physical Access" to measure Paved v. Gravel in this example.  The procedure is to time-adjust the 100% allocated top land row ---- which is Cropland 1.  The "adjust to" date must be entered (green box) and time adjustment applied (Compound or Simple, then enter the rate, and select Annual or Month(ly).

The subject information is unknown, but assume the subject is on gravel.  Logically, the "paved" sale would be adjusted down to "gravel"; so, enter the "paved" Sale 17 and then Sale 2, the gravel sale ---- the results flow right and the display shows three answers:

Paved to Gravel        Gravel to Paved        $/Acre Difference *

       -5%                        5%                        $311                ------ > conclusion of $350/acre after consideration of both pairings above.

Either "Percentages" or "$/Acre" can be applied in the SCA Grid, through multiple adjustment procedures (user selects the option they prefer).

Note the " * " asterisk besides $/Acre Difference *  ----After the second pairing for  When selected 100% ER Factor in the SCA Grid, the subject's ER is multiplied by the $/Acre difference.   The example below shows the Subject ER of 78% (red box) is multiplied by the $350/acre measured difference for an ER calibrated adjustment of -$273/acre (green box below).

It is noted, there are six (6) adjustment options.  Those are explained in more detail in the Sales Comparison Approach "help" sections.
